Marketing Your Rental Property for the Summer

Marketing your rentals for the summer might seem like a daunting task to property managers and landlords with rental spaces in college towns. Many college students plan to visit home for the summer and stay for the months between the spring and fall semesters. Where does this leave your rentals during the months of May, June, July, and the beginning of August? There’s no cash coming in for empty rentals.

The number of bedrooms and bathrooms is always an important factor that college students will consider when making the big decision to move into a new home for the summer.

Of course, the rent is going to let a college student know which properties he or she can afford for the summer. Many college students are looking for cheaper housing during the summer. Your main competition as a landlord looking to lease a property during the summer months are college students. Students looking to leave for home for a few months might decide to sublet their unit while they leave for the summer. They’re going to cut great deals so they can be sure that they’ll be able to leave home and not have to pay their full rent while they’re gone. Some offer to pay for half of the rent while they’re gone. Others offer to pay all of the utilities. If a student is just looking to live in a spot for the summer, you’re going to have to market your place as being affordable and a great place to live.

In the description box of the form, fill in all of the necessary things: be sure to list the price, number of bedrooms and bathrooms, and distance from campus again. Give your property the beautiful description that it deserves, including the types of flooring that it has, any recent installations or additions to the unit, and other things that might appeal to someone looking for a new place. Be honest and straightforward about any issues. Mention if you offer roommate matching. Describe any and all beautiful amenities that your property has to offer. If your property management hosts social gatherings for tenants, be sure to list this as well. Basically, sell your property to your target audience.
